"Cash buyers only": what it really means (and why investors hunt for it)

The most honest phrase on Rightmove, and what it's really telling you.

"Cash buyers only" is the most honest phrase on Rightmove. It means one of two things: a mortgage lender won't touch this property, or the seller hasn't the time to find out.

That's it. It isn't a legal category or an official Rightmove field. It's a line the agent types into the description, and it's doing one of two jobs: warning off buyers who'd waste everyone's time applying for a mortgage that will be refused, or flagging a seller who needs the speed and certainty only cash provides.

Either way, the listing has just told you something valuable. Here's how to read it.

Why a property is cash-only: the property problems

Lenders lend against their ability to resell the security. Anything that threatens that gets refused, and the property becomes "unmortgageable", sellable only to cash. The usual suspects:

Short lease. The big one for flats. Most lenders want meaningful lease length remaining beyond the mortgage term, and appetite drops sharply somewhere below 70 to 80 years. A flat with a 62-year lease is a cash purchase, almost regardless of condition. The lease can usually be extended, at a price, which matters enormously (more on that below).

Cladding and fire-safety issues. Flats in blocks without an acceptable external-wall certification can be effectively unlendable, even after a remediation scheme. "Cash buyers only due to cladding" is common, and the discount is real, as is the uncertainty about when, and at whose cost, it resolves.

Non-standard construction. "Cash buyers only due to construction" almost always means the building isn't brick-and-block or standard timber frame: designated defective precast concrete (many post-war estates), certain steel-framed types, single-skin walls. Some are mortgageable after certified repair schemes. Some never will be.

Condition. A property with no functioning kitchen or bathroom, or serious damp, structural movement or an unfinished renovation, fails a mortgage valuation. This is the most fixable category on the list. Remember that.

Legal oddities. Title defects, missing planning or building regs, flying freeholds, very short remaining planning conditions. Cheap to spot with a decent solicitor, sometimes cheap to fix, sometimes not.

Why a seller wants cash-only: the people reasons

Sometimes nothing is wrong with the property at all. "Cash buyers only" can simply mean the seller values certainty over price:

  • Probate: executors want a clean, fast, fall-through-proof sale.
  • Repossession pressure: a seller racing their lender's timetable.
  • A broken chain: someone whose onward purchase collapses unless they sell now.
  • Landlords exiting: done with the sector, tenants in situ, wanting out without a mortgage-dependent chain.

For these sellers, a cash buyer who can exchange in weeks is worth a genuine discount. That trade, their certainty for your price, is the entire basis of the strategy.

What it means when you see it on Rightmove

Since it's just description text, treat it as a search term, not a filter. Put "cash buyers only" (and "cash offers only", "cash purchase only") into Rightmove's keyword field across your patch and you'll surface listings most buyers scroll straight past. Expect a mixture of everything above, plus the odd agent using the phrase loosely. The description usually states the reason. When it doesn't, that's your first question on the phone.

The investor's logic, and the trap

Why do investors hunt for the phrase? Because "cash buyers only" mechanically shrinks the buyer pool to a fraction of the market, and prices adjust to the pool. The discount is structural, not negotiated.

But the discount exists for a reason, and the reason transfers to you at completion. So the analysis is always the same single question:

Is the reason fixable at a known cost?

  • Fixable: a short lease (statutory extension at a calculable premium), a kitchen-less wreck (a refurb with a budget), unmodernised probate condition. You buy at the cash-only price, fix the reason, and the property re-enters the mortgageable market, which is where the value you created gets recognised, whether you sell or refinance onto a mortgage yourself.
  • Unfixable or unknowable: defective construction with no certified repair route, cladding with no remediation timetable, structural problems nobody has costed. Here the discount isn't opportunity, it's compensation, and often not enough of it.

The trap is buying the discount without pricing the reason. A 62-year lease isn't 15% off. It's 15% off minus the cost of the lease extension, the professional fees, and a year of your time. Run that number before you're charmed by the headline price. If you can't establish what the reason costs to fix, you can't know what you're buying, so walk.

Quick answers to the questions people actually ask

Do cash buyers pay stamp duty? Yes. Stamp duty is charged on the purchase, not the financing. Paying cash changes nothing about SDLT, including the additional-property surcharge if it applies to you.

Can I get a mortgage later on a cash-only property? Often, and that's the whole play. Fix the disqualifying reason (extend the lease, do the refurb, complete the certified repairs) and the property can be remortgaged like any other. Confirm the route before buying, with a broker, not after.

Why are so many flats cash buyers only? Leases and cladding. Houses go cash-only for condition and construction; flats for paperwork.

Is a cash-only property automatically a bargain? No. It's automatically discounted. Whether it's a bargain depends entirely on whether the reason for the discount is one you can fix at a known cost.
